Plain City is the one place on our list where the first question is not what is wrong, it is where your water comes from. A single 43064 address might be on the village system, on a well out in the township, or on a service that was installed the year before last.
The village side changed recently. In January 2024 the Mid-Ohio Water & Sewer District took over the water and sewer systems and the billing that goes with them, which means residents have a new utility relationship and a legitimately new set of questions about who is responsible for what between the main and the house. Part of the reason that transition happened at all is Big Darby Creek: its protections limit what the village can expand on its own, which is also why so much of the growth pressure has moved toward Jerome Township instead. If you are trying to work out who to call about a leak at the curb versus a leak at the meter, you are not being slow - the answer genuinely changed.
Outside village limits, in Darby Township on the Madison County side and Jerome Township on the Union County side, private wells and septic are ordinary. Well water in this part of the county can run 12 to 20 grains per gallon, roughly double what a municipal customer in Powell or Dublin deals with, and it often carries iron along with the hardness. That is a different house: shorter water heater life, orange staining in tubs and toilets, sediment where a municipal customer never sees any, and fixture cartridges that fail early and often. And then there is Jerome Village and the Union County growth corridor on the Dublin edge - large new-build subdivisions whose plumbing questions have nothing at all in common with a hundred-year-old house on Chillicothe Street.

Sorting out the utility after the 2024 district transition
Since January 2024 the village's water and sewer systems and billing have been run by the Mid-Ohio Water & Sewer District rather than the Village of Plain City. For most homeowners the practical question is the boundary: what the district maintains versus what stops at your property and becomes yours. Before anybody digs, that is worth confirming with the district directly. We can usually tell from the symptoms which side of the line a problem is on, which at least saves you from paying to excavate the wrong one.
Well water at 12 to 20 grains, often with iron
Hardness at that level is roughly double municipal water, and it changes the arithmetic on everything downstream. Water heaters accumulate sediment far faster and rarely reach the service life printed on the label without regular flushing. Iron leaves the orange staining in tubs, sinks and toilet bowls that no amount of scrubbing fixes at the surface. Fixture cartridges and aerators scale early. Filtration and softening are usually worth pricing on a well, not because the water is unsafe, but because everything it touches wears out faster.
Pressure that comes from a tank, not a main
On a well, house pressure is produced by a pump and stored in a pressure tank, so the symptoms of a problem look different from a municipal pressure complaint. Rapid short-cycling at the fixtures, pressure that swings noticeably between the start and end of a shower, or a pump that never seems to shut off usually point at the tank's bladder or the pressure switch rather than at anything inside the house. Century-old village houses against brand-new subdivisions
In the historic core around Chillicothe Street the housing predates most of modern plumbing practice: galvanized supply that has closed up from the inside, drum traps, drainage that was retrofitted more than once, and fixtures with no isolation valve anywhere near them. Five minutes away in Jerome Village the same trade is a completely different job - PEX manifolds, modern venting, and problems that are almost always installation-related rather than age-related. We price and schedule the two very differently, and we would rather explain why up front.
