Start here: if you smell gas, stop reading. Get everyone out of the house, do not touch light switches, garage door openers, thermostats or your phone until you are outside and well clear, and call your gas utility's emergency line from a neighbor's driveway. They come out at no charge and their job is to make the property safe. Once they have done that, call us and we will handle the repair, the pressure test and the permitted reconnection.

Everything else on this page is planned work, and most of it comes from the same three requests. Somebody wants a grill, a fire pit or a patio heater plumbed properly instead of hauling propane tanks. Somebody is replacing an electric range with gas during a kitchen remodel, which is a common Powell and Dublin project. Or somebody is adding load - a standby generator, a pool heater, a garage heater, a gas dryer, a tankless water heater - to a house whose gas line was sized for what it had in 1998.

That last one is the part people do not expect. Adding an appliance is not just running a pipe to it; the existing line and sometimes the meter have to carry the total BTU load of everything running at once, over the actual pipe length, with every fitting counted. Get that wrong and the new appliance starves - or worse, the furnace does. We do the load calculation, size the run, pull the permit, pressure-test the system and hand you the documentation. We are licensed under OH License #23683, and gas is exactly the work that license exists for.

Runs to outdoor grills, fire pits and patio heaters, standby generators, pool and garage heaters, gas dryers, fireplaces and tankless water heaters. We size the line for the appliance's actual BTU demand over the real run length, sleeve and protect anything passing through a wall or below grade, and fit an accessible shutoff at the appliance so it can be isolated without hunting for the meter.

Electric to gas range conversions

A common central Ohio remodel: the kitchen is being redone and the new range is gas. That means a new line routed to the range location, correctly sized, with a shutoff and a flexible connector rated for the appliance - and a check that the existing service can carry the added load alongside the furnace and water heater. We coordinate with the cabinet and countertop schedule so nobody is waiting on us.

Repair, replacement and capping

Corroded black iron, failed or over-tightened fittings, exterior runs damaged by mowers, string trimmers or ground shift, and abandoned lines from an appliance that left years ago. An abandoned gas line that has been capped with tape rather than a proper cap is a genuine hazard, and it is one of the more common things we find in older houses.

Leak checks and pressure testing

After any gas work, the system gets isolated and put under test pressure with a gauge, and it has to hold - a passing test is a needle that does not move over the required period, not a plumber's opinion. We also do standalone leak checks when a homeowner smells something intermittently or a home inspection flagged a line, and you get the result in writing.

What usually goes wrong

You smell gas near an appliance or outside

Usually caused by

  • Failed fitting, corroded thread or a loose connector
  • Damaged exterior or buried line
  • Appliance connector that has aged past its life
  • Abandoned line that was never capped properly

Leave the house first and call the gas utility from outside - they will shut it down and make the property safe at no charge. We come afterwards to find the failure, replace what failed rather than tightening it, pressure-test the system and get it back in service under permit.

The new appliance does not perform the way it should

Usually caused by

  • Line undersized for the appliance's BTU demand
  • Total household load exceeding what the existing run carries
  • Excessive length or fitting count dropping pressure
  • Meter capacity at its limit for the appliances now connected

A tankless water heater or a generator that underperforms is usually a sizing problem, not an appliance problem. We calculate the total connected load and the pressure drop over the real run, then either upsize the run or work with the utility on meter capacity. That calculation should happen before purchase, and we are happy to do it then.

There is an old gas line and nobody knows where it goes

Usually caused by

  • Appliance removed years ago with the line left live
  • Previous owner's fireplace, dryer or garage heater
  • Line capped with tape or a plug rather than a proper cap
  • Undocumented run added without a permit

We trace it, prove whether it is live, and either cap it properly at the source or bring it back into service if you want to use it. Either way the system gets pressure-tested afterwards, so what you end up with is a documented gas system rather than a mystery.

Usually caused by

  • Unsupported or unprotected runs
  • Flexible connectors passing through walls or cabinets
  • Missing appliance shutoff valves
  • Corrosion on exterior or below-grade sections

Inspection call-outs on gas are usually straightforward to correct and worth doing before closing. We work through the list, correct what is genuinely deficient, tell you plainly if an item on the report is not actually a defect, and provide written test results for the file.

How it works

What happens after you call

Four steps, no surprises. The price is agreed before anything is opened.

Talk through the appliance and the load

What is being added, where it goes, and what else is already on the system. We do the load and sizing math before quoting, because that is what determines the pipe size and therefore the price.

Permit and plan the run

A licensed contractor pulls the permit - this is not optional work and not handyman work. We route the run for the shortest sensible path, protect anything passing through a wall or below grade, and place the shutoff where you can reach it.

Install, then test under pressure

Pipe run and made up, appliance connected with a properly rated connector, then the system isolated and put under test pressure. It has to hold for the required period before anything gets turned on.

Inspection and documentation

We meet the inspector, get the sign-off, relight and check the appliance, and leave you the test result and permit paperwork. That file matters at resale and it matters to your insurer.
