Most of what we do is not glamorous. A shutoff that will not shut. A disposal that hums and goes nowhere. A washing machine box someone drywalled over in 2001. A sump pump that ran every night in March and then quit on the first warm week of April. None of it makes a good photograph, and all of it is the difference between a house that works and a house that is quietly costing you money.
The houses tell us what to expect before we open the door. Powell and Lewis Center subdivisions built between 1995 and 2005 came with builder-grade multi-turn angle stops and gate valves, and after twenty-five years of Del-Co water at seven to eight grains per gallon a good number of them will not close without breaking. Those same neighborhoods sit on clay-heavy glacial soil that holds water against a foundation, so sump pumps here cycle harder than the manufacturer imagined and rarely reach the top of their rated life. Older Delaware and Worthington houses bring a different list: galvanized branches, cast-iron drains, and fittings nobody stocks anymore.
We are residential only, and we only do plumbing. That is a deliberate choice rather than a limitation - there is no HVAC department upstairs waiting on a referral, and nobody here is paid to find you a second problem. You get a licensed plumber, a price before the work starts, and the same person on the phone next time. General Plumbing work we take on
Everyday repairs, valves and supply lines
Shutoffs, angle stops, hose bibs and sillcocks, washing-machine boxes, ice-maker and dishwasher lines, water-hammer arrestors, toilet and faucet supplies. Small jobs, but they are the ones that turn into ceiling damage when they let go. Where a multi-turn stop has seized we replace it with a quarter-turn ball valve, so the next repair in that cabinet is a two-minute job.

Sump pumps and basement water
Primary pump replacement, battery backup systems, check valves, and discharge lines that freeze at the wrong end of February. Delaware County clay drains slowly, so pits here fill fast and cycle often - most builder-installed pumps we pull are seven to ten years old and were never specified for that duty. Spring is when they fail, and spring is when the basement finds out.

Appliance hookups and garbage disposals
Dishwashers, refrigerator ice-makers, washing machines, pot fillers and utility sinks connected properly - trapped, vented and secured, not zip-tied to a joist. Disposals get replaced with a unit matched to the sink and the household, and we reset the trap arm so the new one drains instead of gurgling into the second bowl.

Whole-home plumbing check
A methodical walk through the house for buyers, sellers, and anyone whose house has just crossed twenty years: static pressure at the hose bib, shutoff condition, supply material and age, water heater state, visible drain lines, sump pump and backup, fixture condition. You get a written list of what is fine, what to watch, and what we would fix first.

A shutoff valve that will not close
Usually caused by
- Multi-turn stops seized by mineral scale from hard water
- Old gate valves with a corroded stem or a dropped gate
- Packing nuts that weep as soon as the handle is turned
- Valves that have not been exercised since the house was built
We replace the valve rather than fight it, usually with a quarter-turn ball valve you can operate yourself in an emergency. If it is the main shutoff that failed, we coordinate the street-side valve with your water utility first so the house is without water only for as long as the swap takes.
The sump pump ran all spring and now it is silent
Usually caused by
- Float switch stuck against the pit wall or tangled on the discharge
- Seized impeller after years of silt and gravel
- Failed check valve letting the pit refill after every cycle
- Discharge line frozen or blocked outside
- Pump simply past its service life
We test the float and the pump separately, so you are not buying a pump when a thirty-dollar switch failed. If it is the pump, we size the replacement to the pit and the real inflow, fit a proper check valve, and give you a straight answer on whether a battery backup is worth it for your basement. If the basement is finished, it usually is.
The disposal hums but nothing turns
Usually caused by
- Something jammed between the impeller and the grind ring
- Seized bearings on a unit near the end of its life
- Tripped internal overload that has not been reset
- Corroded splash guard or shell weeping into the cabinet
A jam clears in a few minutes with the hex wrench from the bottom of the unit, and we will show you how so you can do it yourself next time. If the motor is seized or the shell is leaking, replacement is the honest answer - and we will also tell you when the disposal you have is worth keeping.
Something is leaking and nobody can find it
Usually caused by
- Water tracking along a joist and surfacing rooms away
- Condensation mistaken for a leak, or the reverse
- A slow supply weep behind a finished wall
- Failed wax ring, shower pan or drain connection above the stain
This is a diagnostic visit, not a guess. We isolate sections, watch the meter, and run the fixtures above the stain in sequence until the source declares itself. You get the finding and the repair price before anything is opened up. The harder cases - slab, underground, inside a wall - move to our leak detection service.

We look before we quote
Diagnosis first. On a general plumbing call that often means checking two or three things you did not call about, because the seized angle stop and the weak pressure at that fixture are frequently the same story.
A number you approve
You get the price up front, with options where real options exist. Nothing is opened, ordered or removed until you have agreed to a figure you have already seen.
Repair, test, clean up
We test under pressure, run the fixture, check every joint we touched, take the old parts with us, and leave the cabinet or the basement cleaner than we found it.
